Mid South Home Buyers (“MSHB”, “we”, “us”, or “our”) respects your privacy. This Privacy Policy explains how we collect, use, disclose, and protect information when you visit our website, submit an Investor Profile or other form, contact us by phone or email, or communicate with us by SMS/MMS text message.

1) Information We Collect

  • Contact information: name, phone number(s), email address, mailing address.
  • Investor profile information: purchase timeline, number of properties planned, market preference, how you heard about us, referral source, and the goals and feedback you share with us.
  • Transaction information: properties of interest, offers, contract and closing details, financing method, entity or retirement account used to purchase, and post-closing property management records.
  • Communications: emails, call notes, and the content of SMS/MMS messages (including attachments and links).
  • Technical/usage data: timestamps, message routing metadata, device/OS information transmitted by your carrier when you text us, and standard website analytics.
  • Payment-related records (if applicable): amount and date. We do not store full payment card or bank account numbers on our site.

We do not collect Social Security numbers, credit reports, or lender underwriting documents through this website. If you pursue financing, your lender collects that information directly under its own privacy policy.

2) How We Use Information

  • Identify and present investment properties matching your stated preferences.
  • Provide purchase, closing, and property management services.
  • Communicate with you, including scheduling, confirmations, reminders, and support.
  • Send account and service notifications.
  • Improve operations, ensure security and fraud prevention, comply with law, and maintain records of consent and opt-out for messaging.

We do not use SMS for age-restricted content, and we do not originate lending or credit offers by text.

3) How We Obtain Consent for Texting

For this 10DLC campaign, we obtain consent through a separate, unchecked SMS/MMS Consent checkbox on our Investor Profile form at https://midsouthhomebuyers.com/investor-profile/. The checkbox is not pre-selected, is not required to submit the form, and is accompanied by an SMS disclosure identifying the program, message types, frequency, rates, and opt-out instructions.

Providing a phone number on any MSHB form does not by itself constitute consent to receive SMS/MMS messages. We do not use verbal, keyword, or inbound-text opt-in for this campaign.

4) SMS/MMS Text Messaging Disclosures

  • Message frequency: conversational and event-driven; frequency may vary.
  • Charges: message and data rates may apply from your mobile carrier.
  • Opt-out: Reply STOP to cancel at any time.
  • Help: Reply HELP for help, or contact us using the details below.
  • Consent not required: Your consent to receive SMS is not a condition of submitting an Investor Profile, purchasing a property, or obtaining any service from MSHB.
  • Carrier liability: Carriers are not liable for delayed or undelivered messages.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All other categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

We also do not sell personal information, including mobile numbers.

5) Sharing of Information

We may share information with service providers under contract, for example CRM and property management platforms, title and closing companies, IT and security providers, and SMS carriers, to perform services for us. They may not use your data for their own marketing.

If you request financing or a referral, we may share your contact information with a lender, title company, or other professional only with your direction or consent, so they can contact you about your transaction.

We may also share information to comply with law, enforce agreements, or protect rights and safety. We do not sell your personal information and we do not disclose SMS opt-in or consent data for third-party marketing.

6) Data Retention

We retain records for as long as needed to operate our business, meet legal and financial obligations, resolve disputes, and maintain compliance logs for opt-ins and opt-outs. Real estate transaction records are retained as required by applicable state law and our own record-keeping obligations. SMS message logs are typically retained up to 24 months unless a longer period is required by law or for legitimate business purposes.

7) Your Choices

  • Opt-out of texts: Reply STOP at any time. To resume, reply START.
  • Access/Update: Request access to or correction of your information by contacting us.
  • Email preferences: Use the unsubscribe link in our emails or contact us.

8) Security

We use reasonable administrative, technical, and physical safeguards designed to protect personal information. No method of transmission or storage is 100% secure. Please use caution when sending sensitive information by text or email, and be aware that MSHB will never send you wire instructions by text or change wire instructions by email without verbal confirmation.

9) Children’s Privacy

Our services are intended for adults. We do not knowingly collect personal information from children under 13.

10) Changes to This Policy

We may update this policy from time to time. The “Effective date” above reflects the latest version. Material changes will be posted on this page.
